The stately period apartment is located on the third floor of a historic building from 1900, which was modernized between 2019 and 2021, situated at Roseneck. The apartment faces Karlsbader Straße, meaning it is not oriented toward Hohenzollerndamm, where the building’s entrance is located.

The apartment can be accessed via an almost en suite elevator, which was added later in the courtyard and provides nearly step-free access to this and the neighboring unit. Only the first three steps at the building’s entrance need to be navigated.

Upon entering the apartment, the distinctive layout immediately stands out, shaped by the triangular “delta” form of the building. Unlike in typical period apartments, there is no dark corridor here – instead, it is illuminated by courtyard-facing windows and provides access to every room. There are also no “Berlin rooms” or walk-through rooms in this layout.

The apartment has not been renovated and is being sold in its current condition. Quotes have already been obtained for the expansion and modernization to the standard shown in the presentation and can be commissioned upon request.

There is the option to retain the existing layout, which includes five bedrooms, a dining kitchen, and a living room. Alternatively, the kitchen could be relocated to the first room on the left and combined with a spacious living area. This would create a modern and comfortable open space with sweeping views over the city rooftops and the Grunewald forest. A combination with the attic floor above, featuring ceilings up to 6 meters high, is also possible and can be offered separately.
